Advice Needed : Re taking a tenant

I am a 64 y/o man living in a rural area of SoGaNoFla looking to let my spare bedroom and bath for occupancy. I would require minimal rent say @250 dollars a month. Said room is partially furnished (a Bed) with a full adjoining bathroom. Would prefer a tenant with a minimum amount of first responder training.
How should I proceed?
 
Maybe check with a local fire department or somewhere close by? Maybe a correctional officer?
 
@Red Hills Nole , if it is not to personal, why are you wanting to rent the room?
The reason I ask is because there may be other options versus having someone move into your home.

That said , at a minimum I would have an application completed and pull a renter credit report to verify anyone you consider . Additionally , in the lease make sure you are very specific about what the renter is allowed or not allowed to do as a renter ( example, no raging parties allowed)
The lease needs to be air tight because the renter does have rights and dealing with a bad renter is difficult when it is an investment property, could be more cumbersome since it is your residence.

Your price for a month sounds far too cheap. Also add in a share of utilities and water or maybe even cable, but cable will cost the same regardless of whether you have a roommate.

Zillow.com has a cheaper rental application process that runs a credit check and criminal check. About $29. Look for zillow rental properties. You can advertise your property here as well. For free.

Zillow rental will also build a state-specific lease with check boxes for different items you might want to include.

It generates electronic copies of all documents and provides for electronic signing even over your phone.

Have potential tenants apply there. Don't waste your time considering applicants with no qualifications. Only view tenants that have been successfully prescreened. The tenant benefit is they only apply once for all properties they're interested in renting. In the old days a tenant would have to go through an application process for each individual property and that gets expensive fast.
