Buy a dump by the airport. Level it. Build a nice home. Area is going to flip soon with future development.

North East (Killarn neighborhoods)

East (Mahan/Bucklake/Piney-Z neighborhoods)

South East (SouthWood neighborhood)

Are the best, safest areas of town with that price range for anybody.

Ummm I would strongly advise against that. There is a helluva lot of crime in that area and I cannot fathom it flipping anytime soon.

Start in midtown and work your way out Thomasville rd. I’m in Killarn Acres and have no complaints. Nice neighborhood and plenty of law enforcement neighbors in the area.

You can buy a hell of a nice brand new home on several acres just south of Tallahassee in wakulla

Stay the hell out of killearn. For the amount of money you will spend there your going to have to buy an older house and won’t see any decent return on your investment. I would stay away. You can get much more home just east and south of town.

If you need a realtor and I can get you in contact with mine, she is awesome and has worked in several aspects of the real estate industry. Her husband is also in real estate.

I live in the buck lake area and new subdivision going up now on Pedrick and looks like some are going to be Townhomes.

If you go closer to $300 I think I'd try Southwood for a townhouse. Where does he work? The traffic for a town that size can be brutal, so location might be your priority.
I have a close friend of 40+ years who is a top Realtor and if you want me to give you his info send me a personal message by clicking on the envelope at the top right of the page.

Stay out of Killarn because of the return on investment?

A) There are multiple Killarn’s so please specify

B) Breaking news, certain parts of Tallahassee have MAJOR crime problems. You live on the northeast side of town (ie Killarn) to have minimal interaction with that garbage.

Some good advice above for the circumstance - I would stick to east of Monroe, north of Apalachee Parkway, inside but toward Capital Circle - but also if you want newer and quality and can swing it look at a townhouse in Southwood just watch out for the CDD fees.

NE is not the only safe area of TLH, and I don’t know too many students that would want to be out past Killeran, if that.

I live on Monroe in a downtown condo, very nice, 14 years now, walk five or six blocks in any direction to eat, drink and be merry on many, many nights and have been safe throughout. Have walked to campus events at times, mostly basketball, thought typically drive those that are by Doak/Howser. Downtown not for everybody though, so I’d offer that Midtown would be a great area, lots of young professionals, nice vibe, location is good, for school, and for after if wanted. Very good eats here too.

Very good access to music and events as well from both these areas. On weekends there’s free shuttle connecting Downtown, Midtown and College Town for that matter, though things are pretty easy access anywhere. TLH is great place, more and more folks starting to enjoy it.

Your last statement is true! Every time I'm in Tally I think I could live there again.

If he is serious about parking his RV at his son's home, that will rule out a lot of places, townhomes for sure.

Can’t do a townhome or neighborhood with strict deed restrictions because he wants to park an RV and rent out the place. Lots of condo/townhomes/PUDS won’t allow an RV parked there

If you need a local Realtor, and a 2011 Graduate, I would be happy to help. We live in the Levy Park neighborhood, so we know midtown and how easy it is to get to campus/downtown. Let me know!
Find him a place that doesn’t have deed restrictions for parking his RV

As long as not deed restricted. He wants to park his RV there

Townhome or deed restricted neighborhoods like Southwood won’t work because he wants to park his RV

Get a 84" 8k screen, ACC Network account, comfy recliners and plan move into the basement with the kid. (because your wife will be really PO'd that you made that choice).

What a terrible use of a beautiful piece of property. At least the new senior(55+) houses down Mahan right on the lake kept the trees and didn't flatten everything. I've had a feeling it was going to hit the market for years and my powerball winning plans included turning it into a new Nicholson's style restaurant. Oh well.

As for OP, I'd recommend getting a realtor that can do the searching for you. Especially with the RV preference.
If he enjoys going out or wants to walk/bike places I'd stick with midtown or downtown, maybe the San Luis/High Rd area.
If he enjoys the outdoors I'd look for something a little farther north or east, out by one of many trails or greenspaces.
